  1. Avoid Showing Exterior Details: When taking photos for online listings, I focus on the interior of the home and avoid showing specific exterior details that could identify the property’s vacancy, such as an empty driveway or an overgrown lawn.
  2. Limit the Number of Photos: Instead of showcasing every room, consider limiting the number of online photos to essential areas. This can prevent potential criminals from getting a comprehensive view of the property layout.
  3. Use Virtual Staging or Partial Staging: If the property is vacant, I recommend using virtual staging to digitally furnish the space. This can help potential buyers visualize the property’s potential without revealing that it’s vacant. If physical staging is used, it’s best to stage only a few key rooms rather than the entire house.
  4. Regular Property Checks: I arrange regular checks of your property. This can also be done by neighbors, property management services, or security companies. A lived-in appearance, even if it’s not constant, can deter criminals.
  5. Security Measures: Consider installing security cameras, alarm systems, or motion sensor lights. Visible security measures can deter potential criminals. Additionally, having a well-lit property, especially during winter months when darkness comes early, can make it less appealing to intruders.
